Hi, I’m Rachel Cardwell, your local real estate advisor in Winter Park and the surrounding areas. As a transplant myself, I understand the questions that come with moving to a small mountain town.

I created this guide to help you feel at home—from neighborhoods and schools to restaurants, events, and the everyday details of mountain life.

WINTER PARK BY THE SEASON

Four seasons.
One mountain life.

True alpine living means long winters, cool summers, and changing mountain weather. These approximate temperatures are reproduced from the guide; conditions vary by elevation and year.

November–April

Winter

Guide average high / low: 30°F / 5°F

The guide lists approximately 300+ inches of annual snowfall. Powder mornings, bluebird afternoons, and a community that plans around the snow. Plan for winter driving and appropriate tires.

May–June

Spring

Guide average high / low: 45–55°F / 20–30°F

Mud season brings quieter days, thawing trails, melting snowbanks, and sunny afternoons. Snow can continue into May; resort closing dates vary.

Late June–mid September

Summer

Guide average high / low: 70–75°F / 40–45°F

Cool mornings, warm afternoons, and crisp evenings. Pack a light jacket and plan for afternoon thunderstorms. Think hiking, biking, live music, patio dinners, and golden sunsets.

September–November

Fall

Guide average high / low: 50–60°F / 25–35°F

Golden aspens, crisp air, quieter trails, and the transition into ski season. The guide notes that early snow often arrives in October.

The PDF also describes the area as nearly 9,000 feet, with low humidity and “300+ days of sunshine.” These are descriptions from the supplied guide, not verified weather normals. Travel times from Denver depend on route, traffic, and weather; allow extra time in winter.

SIX THINGS I LOVE

Why I chose this valley.

The mountain in your backyard

Being minutes from skiing and mountain biking will spoil you. The resort is a big part of why I love living here.

People with grit

Living here is an intentional choice. You learn to adapt, change plans, and enjoy a slower pace.

A low-key lifestyle

This valley is relaxed and down-to-earth. People come here for the life, the community, and the mountains.

Connected to Denver

The guide highlights the seasonal ski train from Denver’s Union Station to the resort. Check current service before planning a trip.

A real sense of community

Live music at Hideaway Park, ski weekends, familiar faces on coffee runs, and yoga in the park: connection is part of daily life.

So much to do

Golf, paddleboarding in Grand Lake, camping, hiking, mountain biking, fishing, alpine lakes, and riverside picnics.

WINTER PARK & FRASER VALLEY

Put a little fun
on your calendar.
